What this website is, and what it is not
This website is an informational presentation of Lladó & Franquesa Global Services LLC and of the way it works as an operating partner in the Puerto Rican property market.
Nothing on it constitutes an offer to sell or a solicitation of an offer to buy any security, participation, interest or property, in any jurisdiction. Nothing on it constitutes investment, legal, tax, accounting or financial advice, and reading it creates no adviser, fiduciary or client relationship of any kind.

The properties shown in the portfolio are presented for illustration. Availability, price, condition, dimensions, associated costs, timescales and any projection are indicative, may change without notice and do not form part of any contract.
Figures relating to a specific transaction are provided only in private documentation, subject to confidentiality and to prior due diligence. Only a written agreement signed by both parties creates binding terms; nothing on this website does.
Statements about the future
Where this site describes returns, timescales, market trends or the effect of a tax regime, it is describing expectations, not commitments. Past performance is not a guide to future performance, and tax treatment depends on your residence, on the structure through which you invest and on the treaties in force between your country and the United States, all of which can change.
Intellectual property
The texts, photographs, videos, illustrations, the map of Puerto Rico, the design of the site, the name Lladó & Franquesa and the logotype belong to the firm or are used with permission. They may not be reproduced, distributed, publicly communicated or transformed, in whole or in part, without our prior written consent.
Quoting a short extract with attribution and a link back is welcome and needs no permission. Republishing an article in full, or using our photographs elsewhere, does.
Acceptable use
You agree not to attempt to gain access to the administration area or to any part of the site that is not publicly available, not to harvest its content by automated means, not to interfere with its operation, and not to use the contact form to send unsolicited commercial messages or anything unlawful.
We may block access where any of this occurs.
Links to other sites
Where this site links to a page published by someone else, it does so because the page is useful, not because we endorse it or vouch for it. We do not control its content and are not responsible for it, and its own terms and privacy practices apply once you follow the link.

These terms are governed by the laws of the Commonwealth of Puerto Rico and, where applicable, of the United States of America, and any dispute arising from them is subject to the courts sitting in San Juan, Puerto Rico.
If you are a consumer resident in the European Economic Area or the United Kingdom, this does not deprive you of the protection afforded by the mandatory rules of the country in which you live.
